BLOSSOM WALK NEWSLETTER

All Owners/Residents of Blossom Walk Condominiums: We are well into summer and wonder where the year has gone. There is a lot of activity taking place at Blossom Walk and the Board would like to give you an updateas well as ask foryour cooperation. There will be a number of contractors on-site and we ask that you do not interrupt their work. If you have questions please contact property management.


Rebuild of Balconies and Stairways: We have a number of balconies that we have been mandated by the State of California to install a reinforcing post on a number of balconies throughout the property. The HOA was not notified of the nature of these repairs ahead of time and we have a timeline we need to meet.


Roofing: Contractors will be working on aggressive maintenance of our roofs so we can determine a schedule for reroofing over the next 2-3 years. We should be able to do this with minimal disruption but you may hear somebody on the roof. You will be notified when they will be working on roof in your building. The HOA plans to replace roofs over the next2-3 years so that those costs are included into our budget.


Landscaping: Preparation activity has taken place for landscaping and we are now at the final phase of replanting. This phase will cost the HOA over $30,000. Start date is August 26. We will need everyone’s cooperation in the 6401 and 6555 common areas. Items have been placed outside patio areas and under staircases. Those items all need to be removed and placed within your exclusive use common area which is you patio. We will keep you posted about the progress of this project using door hangers.


Parking Spaces in the Alley and Parking Lots: We see residents backing into their designated parking space, which causes carbon monoxide fumes from the vehicle exhaust to go directly into some units. Please Do Not back into your parking space out of consideration to the safety of other residents.


Pool Use: We are lucky enough to have two pools and they are in great use. Please be aware that pets, alcohol, food, and glass are not allowed in the pool areas. Please respect the pool rules as they are there for everybody’s safety and out of respect for the next person using the area.


Recycling: A separate door hanger will be provided to all residents outlining the new recycling requirements mandated by the City of San Diego. We are being fined if any items that do not meet the new recycle criteria show up on the camera as they dump the container. We will have to allow for these fines in our budget if they continue. If you are not sure if something can be recycled error on the side of putting it in the trash container.


Gym Use: The gym has sustained damage to one wall by free weights being shoved or thrown against that wall. We will be repairing that wall this one time. Also the rubber floor area will be mopped. Please be respectful of the gym property. If you are the last one leaving the gym, please close all doors.


Patios and Balconies: A reminder that these areas are exclusive common use areas and you need to abide by the Rules and Regulations as to what you put in these areas. Wet towels should not be hung across the stucco and/or wood areas as this damages those areas.


Pets: Pets are to be on a leash at all times. The pet relief stations should be used for your pet, not the grass or landscaped areas. This does damage to the plants and grass and increases landscaping costs. Is your Pet Registration on file with APS?  If not, please contact Property Manager John Grondona to request a Pet Registration form.
